All financial institutions, as well as the Canada Mortgage and Housing Corporation (CMHC), offer many credit options to access a property. With all the choices offered, it can be difficult to find the right solution for your needs. How to evaluate your house

Usually, when getting your financing from the Canada Mortgage and Housing Corporation (CMHC), you have to give a down payment worth 5% of the market value of your home. The remaining amount to finance is provided by the CMHC. 

 

Do not rely solely on your financial institution: the down payment required is fixed at 25% of the market value of your project.

 

However, whatever your financing solution, the amount you’ll be given will be based on the market value and not the actual value of your house. Making the difference between those two types of evaluations is essential.

 

Actual value

This represents the total cost of the construction of your house, including the cost of your land.

 

Market value

This value is determined by the place where your house will be built. For example, a house with an actual value of $200 000 will offer a better market value in an urban setting than in a rural setting.

 

The evaluation of the value of your house is done from a quote sent to the evaluator, who can work for the CMHC or for a financial institution.

 

Choosing your land carefully is very important. Your choice will modify the market value of your project and also the repayment terms of your loan.
